One benefit of being a commercial roofing contractor is getting the opportunity to contribute to large projects that make a noticeable contribution to our Rockford community. We recently completed one of these impactful projects with the installation of a modern roofing system for the former Lafayette Hotel in downtown Rockford, IL.
This historic building at 411 Mulberry Street is being repurposed into a 54-unit affordable apartment complex—a venture that will bring much-needed housing options to the downtown area.
Project Overview
Our scope of work included the removal and replacement of the existing ballasted roofing system. The goal was to deliver a durable and energy-efficient roofing solution that would stand the test of time. Here’s a detailed breakdown of how we executed this roof replacement project:
1. Balasted Roof Removal
- The existing ballasted roofing system was removed down to the concrete deck.
- We then inspected the original roof deck for damage or deterioration, with any necessary corrections handled by the general contractor.
2. Install ISO Insulation
- We installed two layers of adhered ISO insulation (R-38 rating) over the structurally sloped roof. This included tapered saddles to direct water flow to the drains around the concrete deck.
3. TPO Membrane Application
- A 60-mil gray TPO (thermoplastic polyolefin) roofing membrane was installed, adhering to manufacturer specifications.
- This membrane provides superior weather resistance, durability, and energy efficiency, making it an ideal choice for flat roofing applications.
4. Termination and Rainwater Management
- Approximately 300 feet of 24-gauge shop-fabricated metal edge was installed at critical roof transitions and elevator shaft overruns.
- Custom box gutters, downspouts, and overflow scuppers were installed to replace the old rainwater management system.
- All penetrations were flashed as per manufacturer guidelines to prevent water intrusion.
5. Roof Traffic Protection
- To protect high-traffic areas, 200 linear feet of walk mats were installed to provide maintenance staff a path to access roof features without damaging the new TPO membrane.
6. Comprehensive Warranty
- After completing the project, we coordinated a manufacturer inspection to secure a 20-year NDL (No Dollar Limit) warranty covering both labor and materials.
