H.C. Anderson Roofing Company is proud to be part of the new Dixon Gateway development in Dixon, Illinois. Located at the intersection of Illinois Route 26 and the I-88 ramp, this high-profile project is bringing new energy to the area, supported by the combined efforts of LCIDA, the City of Dixon, Xsite Real Estate, and Walsh Partners.
Our team of flat roofing experts was selected as the roofing contractors for the new Fairfield Inn, located just behind a Casey’s gas station at the I-88 exit. We completed the roof earlier in the year, and the hotel is on pace to open in the spring of 2025.
Project Overview
Because this was a new construction project, we did not have to remove any existing materials or spend time on surface preparation. Our scope included installing the roof insulation, membrane, and flashing. Here’s a breakdown of the steps and materials used:
1. R30 Insulation
We began by installing two layers of R30 insulation, followed by tapered insulation to architectural plans. This multi-layered system helps manage water runoff and significantly helps with controlling energy costs for the hotel.
2. Rhino-Bond Attached Duro-Tuff PVC Roofing System
Next, we installed a 50-mil Duro-Tuff PVC membrane using the Rhino-Bond attachment method. This technique uses induction-welded fastening plates beneath the membrane for a secure hold that does not penetrate the PVC material. This system reduces rooftop labor, minimizes leaks, and maximizes the longevity of this Duro-Last roof.
3. Flashing and Edge Metal
- Our team flashed all penetrations to prevent water leaks at transition points.
- We added over 800 feet of .050 aluminum coping with continuous front cleats.
- Installed over 300 feet of two-piece aluminum counterflashing at roof-to-wall transitions.
- Installed aluminum gravel stop at the elevator penthouse and porte-cochère.
- Finally, we added a commercial box gutter with 24″ on-center hangers, plus a downspout and through-wall scupper for proper drainage.
4. Warranty Protection
As with all of our roof installations, this new roofing system is backed by a 20-year No Dollar Limit (NDL) Manufacturer’s Warranty, giving the hotel ownership peace of mind and protection for decades to come.
